You can sell your house fast by hiring a company that buys houses for cash. House buyers with money come in all sizes and shapes. There are real estate brokers, investors and even some house sellers who advertise their cash package for your house. They say that they have house buyers available to make a cash deal or perhaps they themselves will make the offer on your house for a fast sale.


This is all good stuff but should you believe these house buyers? Is it worth your time to do a little research into them and see if there are any good things that have been said about them? If you owe liens, are you able to rent the house out to a family member for a few months while you try to sell it?


Are they asking too much for the house or not even having to pay much? Does it really matter whether they are local house buyers or investors? What if they really want to do a deal on your house, but are not able to pay for it right now? Or do you really have a reason to worry, such as: you owe liens, have inherited an unwanted property, own a foreclosed house or maybe you are really in need of a place to stay during a job search or travel.


For these reasons, you may have to do a short property information form (below) that tells people who read it where your house is, why it is vacant, who owns it, if there are any liens and so on. It is a very quick and easy form that takes only a couple minutes to complete. Just select the questions that you want to be asked, and then just sign it and send it out. I like to assure buyers that when they send me this form, they are telling me exactly what I need to know to make a fair cash offer on their houses. If you choose to close it up completely to you, then you don t even need to use the forms.


Once you get back to the house buyers market, you can start to look for local real estate buyers with cash. You will want to do this very quickly, because many realtors will see that you have already started posting listings. And you will be able to see how fast your house gets sold, as opposed to if you were showing it to buyers who never even went to your listing! So you can see if you want to continue with the process of offering your house for sale and then close it up completely with a short property information form (below), or you can continue to show it to interested buyers. You will always want to do this: if you are selling your house for someone, you will want to show it at a price that is lower than what you are asking, just to get people interested in it first.
